If you have to sell your house, you are in for a
challenge. House values and prices are falling. New
homes builders have excess inventory, and
foreclosures are flooding the market. Here are a few
tips that will help you
sell your home quickly.


Stage your house.

Staging works. Why it works is still a mystery. But trust
the professionals. The right color scheme, the
placement of furniture, the pictures on the wall, te
flowers and fresh fruit strategically placed in a room
reach the buyers on many levels. If it sells the house
why worry about the psychology of the whole process.



Spruce up the curb appeal.

Cut the grass. Trim the hedges. Plant some flowers. All
this seem basic, but many home sellers do not pay
attention to curb appeal.


Get rid of clutter.

To show your house well, you need to get rid of the
clutter. Rent a storage locker and store the items that
are not used on a regular basis.


Offer something extra.

Be prepared to sweeten the pot. Many sellers offer to
pay all the closing costs. Try and do better. You can
offer a vacation, or a 7 night cruise, or the services of
a home decorator or house painter. You need to think
outside the box.

Price the house right the first time.

Do not set your price based on need and greed. The
right listing price will generate the traffic you need to
sell the house. While your real estate agent can give
you valuable input, it is a good idea to get a formal
appraisal completed. This report tells you what the
current market of your home should be. The report
uses comparables  of homes recently sold.

To make sure your price is "spot on" you should also
look at similar houses that were on the market at one
time, but were not sold. In addition, pull the
comparables of houses that are currently for sale in
your neighborhood. These are your competition.

Do your minor repairs and slight improvements.

Before you stick the "for sale" sign in the front yard
make sure all repairs are completed. There should be
no dripping faucets. All the lights should work. The
toilet should flush. These are all small issues but they
will turn off potential buyers.

A house that is in "move-in condition" will appeal to
more potential home buyers. First time home buyers
and people with busy lifestyles do not want to spend
time fixing problems around the house. They are either
too busy or simply do not have the expertise to tackle
home repairs and improvements.

Remember, the longer the house sits on the market,
the more money you are losing. So always put your
best foot forward.
